Garage door maintenance and tune-up
Nearly every emergency call we take was preventable, and the tune-up is where it gets prevented. On door stock this age, the inspection is worth more than the lubrication.
What the visit covers
We balance the door first, because everything follows from it. With the opener disconnected the door should hold its position at waist height. If it drops or rises, spring tension is wrong and the opener has been carrying weight it should not.
Then: every roller checked and spun, hinges and brackets tightened, cables inspected at the drum and the pulley where fraying starts, track alignment checked along its length, the spring inspected for gaps and corrosion, photo-eyes cleaned and aligned, and the auto-reverse force tested against a solid object. Finally proper lubrication — lithium or silicone on the moving metal, never a general-purpose spray that washes the existing grease out.
Time it before hurricane season
Spring, not autumn. A door with tight hardware and correct balance handles wind load considerably better than one already dragging, and during storm week every garage door company in Broward is booked solid.

Questions about maintenance & tune-up
How often should I service the door?
Annually, ideally in spring before hurricane season. A door that opens six or more times a day earns it sooner.
What can I do between visits?
Wipe the photo-eye lenses, keep the tracks clear, and listen. A door that changed its sound changed its condition. Never touch anything involving the spring.
